Decent Homes

Decent Homes is a national target, set by the government, to make all properties meet the Decent Homes standard by 2013.

The current programme is scheduled on a yearly basis and we can only give dates for the current financial year.

We are unable to give tenants exact dates when their home will receive the improvement works. This is due to a number of factors, such as allocating a partner to carry out the improvement works, tenant refusals, surveys and tenant choices.

From the programme you can see we have allocated your home a year, to when it will be modernised. When a partner has been allocated the work, they will create a programme for the works to be completed. They will then contact you closer to the start date for work to be done to your home.

Decent Homes Standard

The Decent Homes Standard for a property means a home must:

  • Meet the minimum standard for housing
  • Be in a reasonable state of repair
  • Have reasonably modern facilities and services
  • Have a degree of thermal comfort (heating, insulation, etc.)

Our Decent Homes programme means every council home in South Tyneside will meet this standard by 2013.

As well as the government's Decent Homes Standard, we have also set our own South Tyneside Standard for the programme of works. Our standards exceed those set by the government in certain areas.

Decent Homes: The South Tyneside Standard

This document highlights how and where the South Tyneside Standard will exceed the Government's Decent Homes Standard.

Decent Homes surveys

Before any work begins each home will be surveyed to identify the work needs to be completed.

Only parts of your home that fail to meet the Decent Homes Standard will be improved.

This means that not everyone will receive a new kitchen, not everyone will get a new composite front door.
