Decent Homes Standard

The Decent Homes Standard for a property means a home must:

  • Meet the minimum standard for housing
  • Be in a reasonable state of repair
  • Have reasonably modern facilities and services
  • Have a degree of thermal comfort (heating, insulation, etc.)

The South Tyneside Decent Homes programme means every council home in South Tyneside will meet this standard by 2013.

Decent Homes surveys

Before any work begins each home will be surveyed to identify the work needs to be completed.

Only parts of your home that fail to meet the Decent Homes Standard will be improved.

This means that not everyone will receive a new kitchen, not everyone will get a new UPVC front door, etc.

Overview of the various programmes

Internal programme

A 5 year programme of improvements to the inside of your home.

Improvements may include:

  • Rewiring
  • Heating systems
  • Kitchens
  • Bathrooms

External programme

A two part programme of improvements to the outside of your home:

  • A 5 year programme of repairs and maintenance to roofs and other external features
  • A 3 year programme of roof replacement (starting in 2010)

Improvements may also include:

  • Roofing
  • Soffits
  • Fascias
  • Rain water goods (guttering, down pipes, etc.)
  • External wall repairs

UPVC doors programme

A 2 year programme of improvements to your doors beginning in 2008.

Single to double glazing programme

A 5 year programme of improvements to your windows.

Specific sheltered accommodation programme

We will make all internal and external improvements to sheltered accommodation at the same time. This will be more economical and cause less disruption to you and your home. The work will be completed by 2013.
