The Planned Maintenance Programme and the Mop Up Programme have been developed following the successful completion of the South Tyneside Decent Homes Programme, which transformed our properties.
Planned Maintenance Programme
This programme consists of internal works, for example:

The difference between the Planned Maintenance Programme and the Decent Homes Programme is that full streets of properties will not need every element of work, and not all properties will need work.
We have put this programme together based on the information we have about which elements of work need to be replaced. We have a list of addresses that need to be surveyed to determine if the work is needed.

Mop Up Programme
The Mop Up Programme is designed so that every property that did not benefit from the Decent Homes Programme can have the work completed to bring it up the Decent Homes Standard.
Work can include (subject to survey):
- window and door replacements
All elements of work are carried out at the same time and it usually takes a few weeks to fully complete the work.
If your property is on the Mop Up Programme or Planned Maintenance Programme
If you are on the Mop Up Programme or Planned Maintenance Programme:
- We will contact you by letter to make you aware that your home is to be included in the programme.
- A surveyor will need to visit your property to determine which works are needed.
- Depending on the type of work, you may need to make some choices (e.g. type of kitchen).
- We will organise a start date.
- You will be allocated a Customer Liaison Officer who will work with you to make sure that you are completely satisfied with the work from start to finish.
Who will deliver the works?
The South Tyneside Homes Property Services team will deliver the works. All work will be kept in house, wherever possible.
I am a new tenant, I'm not sure whether my property has had the Decent Homes work done, how can I find out?
Your home would have had all repairs carried out beforehand to make sure it was ready to let.
You may have been advised when the work was done, or it may be obvious looking at your property.
If you are still unsure, contact our Asset Management Team on 0300 123 6633, who can provide you with the dates of the completed works.
Will I be charged a fee?
No, we will not be charging to have this work carried out.
Will my rent go up as a result of the planned work to my property?
No, we will not increase your rent as a result of any programme of works to your property.
I haven't received a letter but think my property should be included, who do I contact?

When I had the Decent Homes work done, not all work got done. How will I find out when this work is due?
We will contact you by letter to make you aware that your home is to be included in the programme.
Is South Tyneside Homes installing renewable technologies?
South Tyneside Homes does not currently have any renewable programme of work ongoing; however we are committed to ensure that everything we do has a minimum impact on the environment.
We are continually proactive in seeking solutions to benefit the environment and continue to maximise external funding sources where possible to help with this.
I do not want to be included in either programme - can I refuse?
Yes, you can refuse the planned works. If you have received a letter, do not worry, just let us know that you do not wish for the work to go ahead.
However, in some circumstances we may have to carry out this work for legal reasons (for example if a property needs rewired or a full central heating system), as we have a duty as a registered provider to carry out this work and can insist that access is given to allow this work to happen.
